Industry experts estimate over one hundred thousand newly constructed cell phone towers will be need to be leased and constructed to meet capacity demands of the various wireless carriers in the next decade. What does this mean to the landlord? The current site that are maxed out or at capacity will need to have some of their traffic offloaded onto additional sites. Possibly your site.
As a property owner you can contact a carrier directly to submit your site to them, but the majority of these sites wind up in a black hole and rarely get developed. Some landlords know they have a great site which is favorable for development, and they wait for the carrier to contact them.
That is a huge mistake. Why?
As a former site acquisition subcontractor working for 3 major players in the NYC area I can attest to the fact that many times I got a cell phone tower land rental contract signed with the property owner who happened to be home on the day I was scouting properties. What if on the day the cell carrier comes knocking, you aren't there and they build a cell phone tower that you can see every day but will never receive a dime from.
To increase your chances of landing a cellular site lease on your property or for rooftop leasing of wireless antennas, it's a good idea to have a wireless lease consulting firm representing and marketing your properties, especially if you own a portfolio of buildings.
Landlords with cell towers on their properties know one thing. Sure, the ugly cell tower tree looks like a upside-down toilet bowl cleaner, but at the end of the day, it's their money-tree.
